THE 15-YEAR FACT

Florida's roof-insurance rule gives homeowners a statutory protection based on roof age. At 15 years, that age-based protection ends. It does not mean an insurer must drop the homeowner.

Florida Statute 627.7011(5) says an insurer may not refuse to issue or renew a homeowner's policy on a roof less than 15 years old on age grounds alone.

What expires

The statutory shield. A homeowner can still have the roof inspected at their own expense, and a roof shown to have 5+ years of useful life remaining stays protected.

THE HONEST PART

Know what you're buying.

  • These are not inbound leads. Nobody on the list asked for a quote. They are houses where the roof age is known and no later roof permit was found.
  • It is not every house. Plenty of re-roofs happen without a permit. This is a filtered subset of what the city has on record, never a census.
  • At fifteen, protection expires. Nothing is forced. The insurance rule does not mean an insurer must drop the homeowner.
  • Do-not-call screening is hygiene, not compliance cover. The contractor must still access the FTC registry under their own SAN within 31 days of dialing and screen against Florida's current FDACS quarterly list. A vendor's screening does not transfer.
  • We do not call homeowners. The list is yours to work however you work.
